Fort Lauderdale and South Florida is called both The Yachting Capital of the World, and the Venice of America, for very good reason, deep water access, an intricate canal system offering mooring of large yachts, incredible fishing just offshore, proximity to the Bahamas and many incredible waterfront estates. Communities such as Rio Vista, Las Olas Isles, Hollywood Lakes, Golden Isles, Golden Beach, Bal Harbour and south to Miami Beach offer many stunning waterfront estates with deepwater dockage that can easily handle yachts of up to 100 feet and more with no fixed bridges and ocean access. The waterfront real estate from Fort Lauderdale south to Miami’s natural geography make it a haven for those enjoying nautical pursuits. Fort Lauderdale International Boat Show is a showcase and celebration of all things nautical from stand up paddle boards to mutil million dollar yachts. The Boat Show will be going on from Thursday to Monday and will span over six locations with over 3 million square feet. Here is our boat show guide below, and if you are interesting in a luxury waterfront estate, townhome or a condominium, please feel free to contact me anytime: Scott Patterson 954-661-8871

Core Logic released the August numbers over last year and reported the home price index. As anticipated and as we have been discussing to our sellers and buyers, prices are increasing and the inventory remains at about four months in the Miami area. A healthy supply of homes is considered 6 months. With constricted inventory, and no shortage of demand in sight, we predict home prices will continue to increase well into the high season in South Florida. Here are the numbers released from Corelogic. If you are looking to sell your home, we encourage you to list before the season begins. Contact us for more details!

  • Home Prices rose 14.5% from August 2012
  • Prices Increased by 1.4% from July 2013
  • Miami and Miami Beach grew 17.6%, excluding distressed properties
  • Miami and Miami Beach  grew by 2.3% from July 2013
  • Across Florida including distressed homes, prices increased by 12.7%

In South Florida International cash buyers are the proverbial white elephant for buyers. International buyers often offer sellers cash deals with short closing times and other favorable terms. While this has been a resounding sentiment amongst South Florida realtors, National Association of Realtors in concert with Florida Association of Realtors polled 977 realtors and recorded findings over the past year from July 2012 to July 2013 on the international buyer preferences and tendencies and also on exactly how many sales were international. For the purpose of the study international buyers were considered those that were here either part of the time for vacation or those that purchased property  to rent. Below are some of the key statistics from this study showing that international buyers are in fact a major player in buying in Florida, but we already knew that!

  • In dollars, international transactions were 9% of sales from July 2012-2013
  • 84% of international transactions were completed in cash
  • Of all international  purchases, 47% were single family homes, 34% condos, 11% townhomes
  • 2 out of 3 realtors in FL have international clients
  • 80% of international clients felt that Florida was cheaper than their home country and a better value
  • 21% of international buyers in Florida focused on Miami and Miami Beach area
  • Prices paid by international buyers are higher on average than domestic

The term Millennials may sound like a demographic very foreign to many of today¹s sellers, however they comprise a large number of home buyers. They are young, internet savvy, and in no rush to purchase a home, but are buying for the first time. The first time buyer tax incentive that has been in place for the past few years as a way of breaking Millennials into the real estate market and as an economic stimulus has been a success! Marketing your home to Millennials may seem like a daunting task. It really is not that difficult. Here are some tools and tips of making your home appeal to Millennials. If you are looking to sell your home, contact us today for a comparative market analysis.

Tips for the Seller: Here are a few things you can do as a seller to appeal to the Millennial Demographic

  •                 Clutter-Less: This is a basic tip for all sellers that you should remove clutter and personal effects, however it is doubly important for Millennials, who tend towards minimalist design.
  •                 Clean and Simple: Along the same lines with removing clutter, it is also advisable if repainting, to choose neutral colors and if replacing fixtures, clean lines.

Internet Tools: 90% of real estate searches start online. Most buyers then contact a reputable realtor when they get more serious about buying, however the more visibility your home has on the internet, the more likely a buyer is to see the home. Here are some forums that Millennials use and you can benefit by trying them as well. Your realtor has a variety of avenues that they use, and make sure when selecting a realtor to represent your home, that they have active and multi-faceted internet marketing campaigns.

  •                 Pinterest: Your realtor may run pinterest campaigns or your can add a board yourself and have links to virtual tours, pictures, and listings on the MLS and the realtor website.
  •                 Animoto: Animoto is a collected slideshow of images to music that is uploadable to Youtube. Use the professional images your realtor has taken, or encourage your realtor to upload something similar to Youtube. Again, this gives another visual for Millennials to judge your home by.
  •                 Twitter:  Using the above links in Pinterest and Animoto, in addition to your virtual tour and selected pictures, by all means tweet the home to promote it, or make sure your realtor has active social media campaigns to increase the exposure of the property.
  •                 Facebook: Your realtor without a doubt has a facebook, and your property should be featured on this either as a link or in an album. Most realtors have their own site and will feature the home on their blog and as a featured property, so also feel free to link to this as well, so friends and friends of friends will have the information.
